Why Owning Dubai does not publish rental yields

We do not publish a rental yield. A yield is rent divided by price, and while we hold registered DLD sale prices, we do not hold registered Ejari rent data, so any yield we printed would be a guess dressed as a measurement.

What Ejari registration would let us publish

Dubai already has the piece Saudi Arabia lacks: Ejari, the DLD's mandatory rental-contract registration system. If we get reliable access to registered Ejari rent data at the same resolution as DLD sale prices, we will publish real per-area figures, sourced and dated like everything else on this site. Until then, a headline number for Dubai Silicon Oasis, JVC, Dubai Marina, Downtown Dubai, or Palm Jumeirah would be exactly the kind of unsourced figure we choose not to run.

Why the real number varies even where we don't quote one

Rental return is driven by unit type, building age, furnishing, and rental strategy. Smaller units and short-term/holiday lets typically show stronger gross numbers than large family villas, and newer buildings in emerging areas can look stronger initially before compression sets in as the area matures. Short-term (holiday-home) rentals require an active DET license and hands-on management; long-term rentals require Ejari registration. None of that changes our answer: we won't attach a specific percentage to any of it without registered rent data.

How to think about it without a headline number

For cash-flow-oriented buyers: emerging communities with strong infrastructure (metro access, schools, retail) are where investors most often look for stronger rental demand relative to price. For balanced growth and rental demand: established communities like Dubai Marina, JLT, or Business Bay. For capital preservation: prime locations like Palm Jumeirah, Emirates Hills, or Downtown Dubai. These are qualitative categories, not scored figures. We don't have the rent data to score them.

What is the average rental yield in Dubai?

We don't publish a yield figure for Dubai. We hold Dubai Land Department (DLD) registered sale prices, but not registered Ejari rental contracts, so any percentage we quoted would be an estimate, not a measurement. Ask anyone quoting you a specific number where their rent figure comes from.

Are Dubai rental yields gross or net?

If a developer or agent quotes you a yield, ask whether it's gross or net of service charges and maintenance. The gap between the two can be meaningful. We don't quote a figure ourselves because we don't hold registered rent data, but that distinction is worth asking about of anyone who does.
