How to read this table

Every cell is a fact from the platform's own published page on the date shown. We list regulator, minimum ticket, published fees, the exit route and eligibility, because those are the five things that decide whether a platform suits you. We do not list returns, and we do not rank the platforms. A platform's licence can be checked on its regulator's public register.

What the regulator tells you

A platform licensed by the Dubai Financial Services Authority operates under a financial regulator's conduct rules. A platform can also operate under the Land Department's tokenisation programme. That initiative is implemented by the Land Department in partnership with Prypco, in collaboration with the Virtual Assets Regulatory Authority and the Central Bank, through the Real Estate Sandbox. Different regulators, different rulebooks; neither is a guarantee of outcome.
