Entry fees, annual fees and exit fees on Dubai fractional platforms, what each is for, and a worked example of how they add up over a holding period.
An entry fee is charged on the amount you put in. An annual fee is charged on the value held, every year, whether or not the property earns anything. An exit fee is charged when you sell. Some platforms also take a share of rental income before it reaches you.
Suppose a ticket of AED 10,000 on a platform charging an entry fee of one percent and an annual fee of three quarters of a percent, held for three years and sold with no exit fee. The entry fee is AED 100. The annual fee is roughly AED 75 a year on the original amount, about AED 225 over three years. Fees total about AED 325, or about three and a quarter percent of the ticket, before any change in the property's value or any income. These are not any platform's published fees. It says nothing about what the property earns or what it is worth in three years, because no honest page can tell you that in advance. It shows the one part that is certain: the fees. The comparison guide shows which platforms publish their fees and which do not.
Published fees are the platform's terms for everyone. Ask before you assume otherwise.
