For every rate on this page, a person read the lender's own page, recorded the figure, and noted the date they checked it. Anything older than seven days is hidden rather than left to look current. That means the block below can be empty on a given day: that is the system working, not a failure to load a number.

Fixed vs variable, and why affordability is tested above the headline

UAE mortgages come in fixed-period and variable structures, the latter typically pegged to EIBOR (the Emirates Interbank Offered Rate) plus a bank margin. Whichever you choose, lenders check that you could still afford repayments if rates rose: the affordability check runs at EIBOR + 0.5%, not at the rate advertised on the page you are reading.

The advertised rate is rarely the rate you get

A bank's headline rate assumes a specific profile: a particular loan-to-value band, salary transferred to that bank, and often an insurance product bundled in. Change any of those and the number a broker quotes you moves. Treat every published rate as a starting point for a conversation, not a price.
