UK buyers usually arrive with mortgage literacy that mostly transfers: affordability testing above the headline rate (EIBOR + 0.5%) and a debt-to-income style limit (50%) will both feel recognisable from UK lending. What's different is the loan-to-value cap, which is set by your UAE residency status rather than a single national rule, and there is no UK-style mortgage portability. A Dubai mortgage is tied to the Dubai property, not transferable to a different asset later.

GBP income, AED loan: currency risk is yours

If your income is in GBP and the loan is in AED, the currency mismatch is a risk you carry, not the bank. Lenders price this into how they assess you, and some banks discount foreign-currency income when calculating what you can borrow, compared with AED or USD-pegged earnings. Ask a broker how a specific lender treats GBP income before assuming it will be counted at face value.

The UK tax question, asked separately

Buying in Dubai does not attract UK Stamp Duty Land Tax: SDLT applies to UK property, not overseas purchases. What does matter is your UK tax position on the income the property generates and any eventual sale, and that depends on your residence status under UK rules. No, a UAE mortgage needs a UAE-regulated broker who works with UAE lenders. That is the kind of broker we match buyers with; a UK broker's relationships don't extend to Dubai lending.

Should I remortgage my UK home instead of taking a Dubai mortgage?

It's a real alternative some buyers use, with a different risk profile: you'd be borrowing against a UK asset to fund a Dubai purchase outright. Compare both routes with a mortgage adviser on each side before deciding; we don't advise on which is right for you.

Does Dubai report my property purchase to HMRC?

The UAE participates in the Common Reporting Standard (CRS), which exchanges certain financial account information between tax authorities. Whether and how your Dubai purchase needs disclosing to HMRC is your obligation to establish with a UK tax adviser, not something we can confirm for your situation.
