What the completion dates on 1,270 live projects (as at 29 July 2026) actually say about the pipeline
We track 1,273 live off-plan projects in Dubai (as at 29 July 2026). 1,270 of them carry a developer-stated completion date. Sorted by year, they are not evenly spread.
A third of everything currently being sold is dated for a single year. That is the shape of the pipeline as developers describe it today.
It is the developer's stated intention, recorded in the project feed. It is not a guarantee, not a contractual obligation in the form most buyers imagine, and not independently verified by us.
Off-plan projects run late. This is not a Dubai peculiarity, it is what building is like. The honest way to hold a handover date is as the earliest plausible date rather than the expected one.
A completion date is a developer's plan. Escrow is the buyer's protection. They are different things and only one of them is enforced.
If you are buying for use, a 2027 date means your keys arrive alongside a large number of other buildings. Trades, finishing crews and inspectors are finite. Clustered handovers are exactly the conditions in which dates slip.
If you are buying to let, the same clustering means the units competing with yours for tenants arrive at the same time as yours.
If you are buying to resell before handover, the relevant question is who else will be trying to do the same thing in the same window.
None of this makes 2027 a bad year to take handover. It makes it a crowded one, and crowding is a thing you can plan around once you know it is there.
