The things buyers ask first.

Is it really free for me?

Yes. When your purchase closes, the agent pays us a referral fee out of their commission: a uniform, disclosed rate that's the same for every agent, so no one can pay us for preference. You never pay us anything, at any stage.

How do you vet the agents?

Three checks: a valid RERA broker licence (we verify the BRN against the Dubai Land Department register), a track record we can verify, and ongoing performance. Response time, viewing-to-offer conversion, and buyer feedback are tracked on every deal we route. Agents who go quiet or underperform stop receiving matches.

Can I buy in Dubai as a foreigner?

Yes. In designated freehold areas, including Dubai Marina, Downtown, Palm Jumeirah, JVC and Dubai Hills, any nationality can own property outright, with the title deed registered in your name at the Dubai Land Department. No residency or visa is required to buy.

What does buying actually cost beyond the price?

Plan for roughly 6-8% on top: 4% DLD transfer fee, trustee-office registration (about AED 4,000-5,000), agent commission (typically 2% on ready property; usually zero on off-plan, where the developer pays), and if you finance, a 0.25% mortgage registration fee plus bank arrangement fees. Your matched agent gives you the exact schedule for your specific purchase before you commit.

Does buying get me a visa?

AED 2M+ in property qualifies you for the 10-year renewable Golden Visa, covering your spouse and children. Financed purchases can qualify too, subject to the paid-down amount. Your agent handles the application path as part of the purchase.

Is off-plan safe?

Dubai has one of the strictest off-plan regimes anywhere: developers must register each project with RERA and collect your payments into a DLD-supervised escrow account tied to construction progress; they can't touch the money otherwise. Your interest is registered (Oqood) before handover. We still match you with an agent who knows which developers deliver on time, because escrow protects your money, not your timeline.

Can I buy without flying to Dubai?

Yes. Viewings start on video with your matched agent, and a notarised power of attorney lets a representative sign and register for you. Many cross-border purchases complete entirely remotely; if you prefer to fly in once, your agent compresses everything into one trip.

Can I get a mortgage as a non-resident?

Yes. UAE banks lend to non-residents, typically with a 40% down payment (residents from 20-25%). Use the mortgage checker above for an indicative number in 60 seconds, and if you proceed we connect you to a mortgage broker who compares across banks, paid by the bank, never by you.

What happens after I submit the form?

A person reads it, not an auto-responder. We come back to you on WhatsApp, usually within a day, with one question set to sharpen the brief, then introduce one agent chosen for your case. From there you deal with them directly, and we track the outcome.

Will my number be passed around?

No. This is the reason we exist. On the portals, one enquiry means five agents calling you for weeks. Here your details go to exactly one agent whose licence we have checked, and nobody else, ever. If the match isn't right, we replace them; we don't add more.

What returns should I expect?

We do not publish a rental yield. A yield is rent divided by price, and we hold registered DLD sale prices but not registered Ejari rents, so any figure we printed would be a projection dressed as a measurement. Treat any number you are quoted the same way, and ask your agent for real, recent rental comparables for the exact building before you buy, not a brochure average.

Is Owning Dubai a brokerage?

No. We are the buyer's matching layer: we vet, match, and track. The transaction itself is executed by the licensed RERA agent and registered at the Dubai Land Department. We hold no money, no inventory, and no listings, which is exactly why we can sit on your side of the table.
